How it Works


Convene originates, underwrites, and manages institutional-quality commercial real estate loans on behalf of its sponsored funds, Convene Capital Real Estate Credit Fund I, LP. Convene offers investors the opportunity to invest alongside its funds in individual loans. 

Through Convene’s platform, investors subscribe to individual loans of their choosing and access full loan and property level reporting on an ongoing basis. Distributions are made to each investor monthly. 

Convene’s Investment Committee members are personally invested in Convene’s sponsored funds and, as such, personally invest in each loan that Convene originates, underwrites, and manages.

Our Process

Convene employs an established investment process that has evolved through multiple market cycles and centers around relationship-based sourcing, prudent structuring, and “high touch” asset management.

I. Sourcing
  • Key relationships with direct borrowers & leading brokers nationwide developed over 25+ years
  • Commercial real estate credit specialists with significant experience and deep expertise in underwriting and due diligence across property types and debt products
II. Initial Review
  • Origination team reviews opportunities and prepares preliminary underwriting
  • Qualified opportunities are screened with the Investment Committee
  • If preliminary underwriting is approved by the Investment Committee, a verbal quote provided to the borrower/broker
III. Term Sheet
  • If verbal quote is accepted, a formal term sheet is prepared
  • If final terms are agreed upon, the borrower sends a deposit and confirmatory due diligence, and underwriting begins
IV. Final Underwriting
  • Deal team completes physical due diligence, site tour, market due diligence, legal documentation, lease review and third-party reports
  • Upon completion of due diligence, comprehensive memo is prepared and presented to the Investment Committee
  • Investment Committee reserves the right to approve, reject or modify any investment opportunity and requires unanimous consent
V. Closing
  • Legal team works with originations and asset management teams to structure and document the transaction
  • Convene-sponsored funds close the loan and offers co-investment opportunities in the loan to investors on the Convene platform

  • On-going, active asset, risk and portfolio management
